Buyer representation allows you to have an advocate in your corner, representing YOUR interests, since builder’s agents’ primary obligation is to the builder.  The Nathanson Brothers Team’s only obligation is to YOU, so we can offer you objective advice and information on a variety of communities.  Buyer representation is available at no charge to you…our compensation is paid by the Seller…AND…we will also give you a cash-back credit* at closing, to help you with your closing costs and prepaid expenses!

Why not just work with the builder’s sales agents?

  • As nice as knowledgeable as the sales people at construction sites and model homes are, they work for the builder NOT for you.
  • Their job is to get you to agree to  buy one of their quick delivery homes  or one of their to-be-built new construction homes, and spend as much money as possible doing so.
  • These sales agents are usually only knowledgeable about their development, and not the area market, and will not be able to tell you about other new communities.
  • Regardless of what they may say, the development sales agents’ loyalty is to the builder.
  • Development sales agents might not be Florida-licensed Realtors, bound by the Realtors Code of Ethics.
  • A Buyer representative from The Nathanson Brothers Team acts in YOUR best interests and serves as an unbiased professional who can show you a variety of communities, and share experience and expertise about the local market.

*$2,500 credit is based on a sales price of between $250,000 and $499,999.  $5,000 credit is based on a sales price of between $500,000 and $999,999.  $10,000 credit is based on a sales price of $1,000,000 or more.  Cash Back Credit will be given to you at closing in the form of a credit toward your closing costs and prepaid expenses.  The New Construction Credit is available on New Construction homes with a minimum base price of $250,000.  Cash Back Credit can not be combined with other Realtor cash back or discount offers, and must be allowed by the Builder/Developer/selling Broker, and appear on your Closing Disclosure or Settlement Statement at closing.  You must be a client of The Nathanson Brothers Real Estate Team with RE/MAX Services, and the Builder/Developer must allow us to “register” you as our client in their system, and agree to pay our Broker a minimum of 3% of the sales price.
